We purchased this property in Sutton (Surrey) nearly two years prior doing renovations. Even though it was in good shape, we found it below market value at the time of purchase as it was not renovated for several years. By early 2021, its condition began to deteriorate and we decided it was time to do a full refurb. We made a complete new electric installation, plumbing, removed (several layers) of old woodchip paper, old skimming, and we installed new windows, bathroom, and kitchen. Everything of our own design and all done in exactly 4 weeks.

In addition, in order to gain extra space, we removed the old water boiler and gigantic storage tank and replaced it by a small electric heater. In the same storage area, we managed to fit the washing machine that was previously in the kitchen. Thanks to the sourcing of the property below market value, a slight capital appreciation since purchase, and by bringing it up to a modern, high quality standard, it now has an approximate overall additional 15% equity after all costs.
